How this calculator works

We find the highest price satisfying your housing DTI, total DTI, cash-to-close, and optional monthly target. Housing DTI includes principal, interest, taxes, insurance, PMI, and HOA. The target adds maintenance and utilities. Conservative uses 80% of your DTI targets; comfortable uses 90%; maximum uses 100%. Cash reserves remain unspent. PMI is modeled at the selected annual loan rate below 20% down. Numerical searches handle that threshold explicitly.

Does this calculator include HOA and student loans?+

Yes. HOA is part of your monthly housing payment, and student loans count toward total debt-to-income. Both can reduce your estimated budget.

Is the maximum budget a loan approval?+

No. It is an estimate based on your chosen assumptions. Lenders also consider credit, loan type, verified income, assets, and other requirements.

What does adding down payment cash mean?+

The buying-power comparison adds new cash to both your down payment and your available cash. Moving existing reserve money is a different scenario: edit your cash reserves directly.
