How this calculator works
For a fixed-rate loan, payment = L × r ÷ [1 − (1 + r)⁻ⁿ], where L is the loan, r is monthly interest, and n is the number of payments. At zero interest the payment is L ÷ n. Each month, interest is the outstanding balance times r; the remaining payment reduces principal. PMI is modeled as a fixed annual percentage of the original loan below 20% down.
