How this calculator works
Project-specific low, expected, and high base rates per square foot are multiplied by area, finish, and scope. The base cost is split into materials and labor; the labor approach adjusts only labor. Selected relevant upgrades add configurable allowances. Demolition and permit allowances are added, then contingency applies to the subtotal. Assumptions live in data/renovation-costs.ts and require local review.

How much contingency should I keep?+
The tool offers 5%, 10%, 15%, and 20%. Older properties and structural changes may need more reserve. Contingency is applied after selected extras and permits.
